Mumbai-based real estate advisory firm Anarock Property Consultants has filed its draft red herring prospectus (DRHP) for a Rs 1,000 crore IPO, marking a major step towards going public.

The proposed IPO will include a fresh issue of up to Rs 550 crore and an offer for sale (OFS) of up to Rs 450 crore. The OFS will include shares being sold by promoters Peter Properties Limited and Khushi Trust, along with investor shareholders including 360 ONE.

Founded by Anuj Puri & Rohin Shah, Mumbai-based Anarock Property Consultants has filed its DRHP with SEBI for a proposed Rs 1,000 crore IPO, marking a major step in its growth journey.

Pre-IPO Placement Also on the Table

Before filing the final red herring prospectus (RHP) with the Registrar of Companies, Anarock may consider a pre-IPO placement of up to Rs 110 crore.

If this placement goes through, the amount raised through the fresh issue of the IPO will be reduced accordingly.

The company plans to use the IPO money mainly to support its growth, technology and expansion plans.

Rs 120 Crore for AI and Technology

Anarock plans to invest around Rs 120 crore in artificial intelligence (AI) and technology to improve and expand its business.

Another Rs 89.5 crore will be used to strengthen its existing businesses and add specialised services. This will include hiring and adding talent to improve client engagement and support the company's growing operations.

The company also plans to use part of the funds for inorganic growth and general corporate purposes.

Rs 148 Crore for DSP Design Acquisition

Anarock recently acquired a 51% stake in DSP Design Associates, a company working across architecture, master planning and interior design.

The real estate consultant plans to use around Rs 148 crore from the IPO proceeds to fund this acquisition.

The move will allow Anarock to expand its capabilities beyond traditional property advisory and add more specialised design and planning services.

Strong Growth in FY26

Anarock reported strong financial growth in FY26.

Its revenue from operations stood at Rs 881.89 crore, up 33.83% year-on-year from the previous financial year.

The company's profit after tax (PAT) reached Rs 93.21 crore, growing 53.37% YoY.

As of March 31, 2026, Anarock had 2,192 permanent employees and operated across 15 cities in India, along with a presence in the Middle East.

The company also had no outstanding borrowings as of FY26.

360 ONE Holds 18.77% Stake

Anarock had funded its day-to-day capital needs through equity from its promoters until 2024.

In 2024, the company received investment from funds managed by 360 ONE Alternates Asset Management.

The investment firm currently holds 18.77% of Anarock's pre-IPO equity share capital on a fully diluted basis.

With its IPO plans, growing revenue and investments in AI, technology and new business areas, Anarock is now preparing for its next phase of growth in India's real estate services market.
