For decades, buying a property has been one of life's most complicated experiences. Endless site visits, confusing paperwork, broker commissions, incomplete information and weeks of market research have made real estate a stressful journey for buyers. While almost every industry embraced digital transformation, property buying largely remained stuck in traditional processes. Dooritt was created to change that.

Founded by K.S. Bhatia and co-led on product and technology by Aagman Bhatia, Dooritt was built on a simple belief, that buying a home should be as intelligent, transparent and immersive as booking a flight or shopping online. Instead of asking buyers to spend weeks visiting multiple projects, comparing prices and negotiating through brokers, the founders envisioned a platform where technology could do most of the heavy lifting.

The idea was born from a growing realization that modern buyers needed more than property listings. They needed confidence. Before making one of the biggest financial decisions of their lives, customers wanted accurate information, transparent pricing, neighbourhood insights and the ability to experience a property without travelling from one location to another. Rather than improving the existing process, Dooritt decided to redesign it completely.

At the heart of the platform is a combination of Artificial Intelligence, Virtual Reality and Augmented Reality, bringing together technologies that had rarely been integrated into the real estate industry. Dooritt allows users to virtually walk through properties in immersive 4K VR, explore true-to-scale 3D spaces and compare multiple projects without physically visiting each location. What once required several weekends of site visits can now be experienced from the comfort of home.

The company's biggest differentiator is its AI-powered assistant, OORA, designed to function like a personal real estate advisor. Instead of forcing buyers to analyze endless brochures and market reports, OORA provides instant project comparisons, pricing insights, RERA-related information, investment analysis and location intelligence in simple, conversational language. According to the company, tasks that traditionally required months of market research can now be completed in just a few minutes, allowing buyers to make faster and more informed decisions.

Dooritt has also challenged another long-standing pain point in the industry, brokerage. By enabling direct interaction between buyers and developers, the platform promotes greater transparency while reducing unnecessary intermediary costs. This technology-driven approach is designed to simplify the home-buying journey without compromising trust or convenience.

But the founders' ambition extends well beyond virtual property tours. Dooritt is building a broader digital ecosystem around real estate. Its upcoming Habitat feature aims to help users evaluate not just a property but the entire neighbourhood. Buyers will be able to assess factors such as surrounding infrastructure, hygiene, ambient noise, accessibility and the overall character of a locality through intelligent mapping and augmented reality experiences. The company believes that purchasing a home is as much about the surrounding environment as it is about the apartment itself.

Another major innovation is AUG, an indoor navigation platform envisioned as a digital navigation layer for enclosed spaces. Designed to function like an indoor version of Google Maps, the technology can help users navigate shopping malls, airports, hospitals, hotels and residential complexes while also enabling integrated virtual commerce experiences. By combining navigation, commerce and immersive technology, Dooritt is expanding beyond traditional PropTech into a much larger digital infrastructure opportunity.

Although the platform officially launched in India, its vision has always been global. Dooritt already features investment opportunities across India and Dubai, with expansion plans extending to destinations such as Pattaya, Phuket and Bali. By combining immersive technology with AI-driven decision-making, the company hopes to make cross-border real estate exploration significantly more accessible for global buyers and investors.

Behind this vision is an experienced entrepreneurial team. K.S. Bhatia, who previously built Pumpkart into a company valued at over Rs 100 crore after raising more than $2 million in funding, brings years of startup-building experience to Dooritt. Meanwhile, the platform's product strategy is driven by Aagman Bhatia, whose focus has been on integrating advanced artificial intelligence with practical user experiences that solve real-world problems rather than simply showcasing new technology.

Today, Dooritt represents a new generation of Indian startups proving that innovation is no longer limited to software or fintech. By bringing together AI, VR, AR and intelligent automation, the company is reimagining one of the world's oldest industries through a digital-first approach. Instead of replacing human decision-making, Dooritt empowers buyers with better information, richer experiences and greater confidence before making one of life's biggest investments.

The story of Dooritt is ultimately not just about technology, it is about changing behaviour. It reflects a future where buying a property is no longer driven by uncertainty and endless paperwork, but by immersive experiences, transparent data and intelligent decision-making. As India's startup ecosystem continues to produce globally competitive technology companies, Dooritt stands as an example of how homegrown innovation can solve complex problems and reshape industries far beyond the country's borders.
